Why Commercial Property

Commercial Property generally provides our clients with greater returns than residential property. As residential tenants are not liable for land tax, rates and maintenance, these costs are passed on to the investor, whereas Commercial tenants often pay all the ongoing costs on the asset, saving the investor considerable outlay.

The other main driver of commercial property investment is the tenant covenant. Most of the assets we have purchased have national tenants in place with billion dollar turnovers. This offers the investor secure rental payments and consistent returns.

  • On market purchase of a large Medical centre for circa $8M.
  • Bought with a 2-year WALE now 5-years adding significant value.

  • Purchased a small Retail convenience centre for circa $5M.
  • Tenure issues put buyers off, sorted whilst under contract.

  • Purchased an industrial building with high street presence for a Government owned agency for circa $7M.
  • This agency searched for two years, but with Melling Commercial the asset was found in a month.

  • Disposal of two mid-sized retirement villages for a local Council.
  • Handed the properties over without disturbing staff or residents.

  • Disposal of an existing childcare facility and business for a local Council.
  • Resigned the existing tenants on a long term lease prior to disposal.

Safety Bay, WA

  • Organised the development approval and disposal of a 110-lot subdivision.
  • This included rectification of access issues which the neighbouring owner paid.

About Us

Peter Melling has over 15 years’ experience in the property space across Australia. Starting his career at Goodman (world’s largest industrial owner) he progressed through Government Agencies until ending up in Perth where he headed a property fund as their National Acquisition Expert for the last five years. Now independently established, Peter is offering his network and expertise for Australian Funds, Family Offices and Personal Investors seeking guidance in purchasing, fund raising and disposing of assets across Australia. Currently based in Brisbane.
